  • “Timorent” refers to the company operating the platform.
  • “Property Owner” means the individual or business who owns the listed property.
  • “Renter/User” means the person booking a property through Timorent.com.
  • “Exclusive Management” means Timorent manages the rental process fully.
  • “Owner-Managed” means the owner handles rental activities, with limited support from Timorent.

🔹 2. Rental Models

✅ Option 1: Timorent Exclusively Managed Properties

  • Timorent acts as the authorized manager on behalf of the property owner.
  • All bookings, payments, check-in/check-out, customer service, and maintenance coordination are handled by Timorent.
  • Timorent ensures standard service quality, verified listings, and prompt renter support.
  • Property owners agree not to rent the listed property outside of Timorent during the exclusive management period.
  • Owners receive earnings after deducting Timorent’s agreed management fee.

✅ Option 2: Owner-Managed Properties (with Timorent Oversight)

  • Property owner handles booking confirmations, communication, and guest support.
  • Timorent provides:
    • Listing exposure
    • Booking system access
    • Payment gateway
    • Basic quality control (photos, descriptions, reviews)
  • Timorent reserves the right to remove listings with:
    • Repeated guest complaints
    • False information
    • Violations of platform rules
  • Timorent charges a service/commission fee per successful booking.

🔹 3. Booking and Payment

  • All bookings must be made through the platform.
  • Payment methods include local and international options supported by Timorent.
  • For Option 1, Timorent holds and distributes funds to the owner post-stay.
  • For Option 2, Timorent may collect payment or allow direct payment based on agreement with the owner.

🔹 4. Cancellation Policy

  • Each listing displays its own cancellation policy (Flexible, Moderate, Strict).
  • Timorent enforces refunds based on the listed policy.
  • In Option 1, Timorent handles cancellation communication and refunds.
  • In Option 2, owners are responsible for honoring their chosen policy, with Timorent as mediator if disputes arise.

🔹 5. Guest Responsibilities

  • Guests must follow house rules set by the property.
  • Damages caused by guests are their financial responsibility.
  • Illegal activities are strictly prohibited.

🔹 6. Liability

  • Timorent is not liable for:
    • Accidents or injuries on the premises
    • Loss or theft of personal belongings
  • Timorent acts as an intermediary and service provider, not as the property owner.

🔹 7. Dispute Resolution

  • Users and property owners are encouraged to resolve issues through Timorent support.
  • If unresolved, matters may be escalated to a third-party arbitrator based on Timor-Leste law.

🔹 8. Changes to Terms

Timorent reserves the right to update these Terms and Conditions. Continued use of the platform implies agreement to the latest terms.
